What It Does

The Transaction Page is the hub for each deal. It tracks everything related to a transaction — task lists, documents, commissions, financials, agents, vendors, notes, and more — all in one place.

Main Layout

  • Left Panel: Task Lists
    • Displays task lists tied to this transaction
    • Add full task lists or individual tasks
    • Shows due dates, assigned users, completion status
    • Permissions control visibility/edit access
  • Top Bar Buttons:
    • Cover Sheet → Download key deal info as PDF for title/escrow
    • Manage Commission → Edit splits, fees, agent payments
    • Accounting → Log expenses, bills, or create invoices
    • Manage Fall Through → Clone listing (without buyer data) if deal falls through
    • Edit → Bulk-edit the entire transaction
    • More Actions (⋯) → View transaction log (shows timestamp, user, and change history)
  • Quick-Nav Icons: Jump to specific sections
    • Core Info, Financial Info, Documents, Notes, Photos

Section-by-Section Breakdown

Core Information

  • MLS ID, Address, Property Status (Active, Pending, Closed)
  • Side Represented (Listing, Buying, Both)
  • Property Type/Label (e.g., Single Family, Vacant Land)
  • Lead Source (Buyer/Seller)
  • Price, Commission Details
  • Important Dates (customizable with permission)
  • Text Fields: Description, Admin Info, Commission Summary
    • You can save templates for these fields

Contacts

  • Add Buyers, Sellers, Agents, and Vendors
  • Each contact section has a small edit icon in the top-right
  • Buyers/Sellers:
    • Name, Email, Phone, Notes, Company (if applicable)
    • Mark as Primary Contact
    • Save each contact before updating the section
  • Agents:
    • Search + select from existing users
    • Assign side (Buying/Listing)
    • Mark as Primary Agent (used for notifications)
  • Vendors:
    • Add lenders, escrow officers, inspectors, etc.
  • External/Cooperating Agents:
    • Add as a reference for deals involving outside brokerages

Financial Information

Only visible after commissions are calculated

  • Shows:
    • Commission totals and agent splits
    • Downloadable breakdowns per agent
    • “Pay Now” button (if accounting is active)
      • Log payments (check, ACH, wire)
      • Timestamp and notify agents
      • Syncs with the brokerage’s connected account

Documents

  • Upload and categorize:
    • Listing, Sale, Buyer, Office Docs, Public, etc.
  • Use predefined document titles for consistency
  • Document titles/categories are used by AI Compliance to check for missing fields
  • Broker can review and mark documents complete

Purchase Offers

  • Offers uploaded (by agents or cooperating agents) are shown side-by-side
  • Clients can view comparisons in the Client Portal

Notes & Emails

  • Add notes to the transaction
  • Send emails directly from this section (keeps history)
  • Share notes selectively (e.g., with clients, other agents)

Intake Details

  • Only visible if transaction was created from an intake form

Photos

  • Upload and manage any listing or reference photos

FAQs

Q: Can I edit just one section at a time?

A: Yes — each section has a mini edit icon so you don’t have to enter full edit mode.

Q: Can I add a new agent here?

A: No — agents must already exist in the system. You can assign them to a transaction but cannot create new users from this page.

Q: Why can’t I see Financial Info?

A: That section appears only after commission calculations are completed.
