Commission Settings

Who It’s For:
Commission Settings are designed for Admins and Super Admins. They control how commissions, adjustments, and disbursement authorizations (CDAs) are structured and processed within your brokerage.

What it Does

Commission Settings define the default rules and categories used to calculate and distribute commissions. This includes:

  • Adjustment categories such as broker or office fees.
  • Category types and commission bases.
  • CDA (Commission Disbursement Authorization) setup for each office location.
    These settings ensure that commission structures are accurate, consistent, and properly aligned with your brokerage policies.

Where to Access

Go to Left Menu → Settings → Commissions, or search for Commissions in the left-side menu.
Inside the Commission Settings page, you’ll see four main sections:

  1. Adjustment Categories
  2. Category Types
  3. Commission Bases
  4. CDA Settings

Managing Commission Settings

Adjustment Categories

Adjustment Categories represent the different types of additions or deductions applied to commission payments (for example, Office Fee or Broker Fee).

To Add or Edit an Adjustment Category:

  1. Click Add New in the upper-right corner.
  2. Enter a Category Name (e.g., Office Fee).
  3. Select a Category Type (e.g., Agent Fee).
  4. Choose the Calculation Type (Deduction or Addition).
  5. Specify who the amount is Payable To (e.g., Brokerage).
  6. Set the Amount Type — either a Percentage or a Flat Dollar Amount.
    • If using a percentage, choose the Percent Basis (e.g., Sale Price, Gross Commission).
  7. Assign it to a Specific Location (if applicable).
  8. Optionally, mark it as a Default so it auto-adds to new commission records.
  9. Click Save to finalize.

This ensures consistent and automated fee adjustments across all transactions.

Category Types

Category Types organize your commission adjustments into general groups.

  • You can rename category types or reorder them as needed.
  • By default, My Broker Cloud includes core categories such as Agent Fees, Broker Fees, and Company Deductions.

Commission Bases

The Commission Basis determines what the commission calculation is derived from.

  • The default basis is Sale Price.
  • You can add other bases such as Flat Fee if your brokerage uses alternate models.
  • There are generally only a few base types needed in most brokerage setups.

CDA (Commission Disbursement Authorization) Settings

Each office location requires its own CDA configuration.

To Add or Edit a CDA Setting:

  1. From the CDA Settings section, click Add New or Edit next to an existing office.
  2. Complete the following fields:
    • Payable To: The entity name commissions should be made payable to.
    • Commission Handling Defaults:
      • Choose whether commissions are always paid to the brokerage.
      • Or allow title, escrow, or attorneys to pay agents directly.
    • Referral Handling: Decide how referral disbursements are handled.
    • CDA Signature: Upload a signature image or enter a script version for the broker (the signer of the CDA).
    • Instruction Text: Add default wiring or delivery instructions to appear on every CDA.
    • Placement: Choose whether instructions appear at the top or bottom of the CDA.
  3. Click Save to update the CDA for that location.

These configurations ensure every CDA is automatically formatted and consistent across offices.

Q: Who can modify commission settings?
A: Only Admins and Super Admins have permission to view or edit commission configurations.

Q: Can I create different adjustment categories for different locations?
A: Yes. Each adjustment category can be assigned to a specific office or set to apply to all locations.

Q: What’s the difference between a Category and a Category Type?
A: A Category is the specific adjustment (like an Office Fee). A Category Type is the group it belongs to (like Agent Fees).

Q: Do I need a separate CDA setup for each office?
A: Yes. Each office location requires its own CDA settings to ensure the correct payee, signature, and instructions are applied.
