What It Does
The Commission Manager lets you calculate, split, and approve commission payouts — including pre- and post-split adjustments, agent-specific splits, brokerage fees, and CDA instructions. It automatically pulls transaction data and helps you create a compliant, accurate disbursement plan.

Where to Access
There are two ways to open the Commission Manager:
- From the Transactions page
- Click the ⋯ More Actions menu on any row
- Select Manage Commission
- From inside a Transaction
- Use the Manage Commission button in the top right
Step-by-Step Workflow
Overview Panel + Commission Form
- Left Panel: Shows key data pulled from the transaction
- Sale Price
- Buyer/Seller Names
- Title & Escrow Vendors
- Basic Commission Info
- Right Panel: Interactive form where you complete or adjust missing data
Click Create and Continue to begin.
Pre-Split Adjustments (Brokerage)
- Adjustments that occur before commission is split with agents
- Example: Franchise fee, royalty, or brokerage marketing fee
- Select a saved fee or create a new one
- Optional: Save fee for future use or apply it as a default
- Click Update and Continue
Agent Commission Splits
- Add or edit assigned agents (top-right ➕ icon)
- Distribute the gross commission between agents
- Must total 100%
- You can assign 0% to assistants or observers
Track Credit:
- Allocate Sales Volume and Unit Count for reporting
- Used in production tracking (even if no commission was paid)
Agent-Specific Splits & Performance Reference
- Each agent has a split section
- Select flat amount or percentage
- View dynamic data before assigning the split:
- Year-to-date unit/volume production
- Total commissions earned
- Current split tier
- Progress toward next tier
- You can edit agent profile directly from this screen if needed
- System calculates net commission for each agent
Click Update and Continue
Post-Split Adjustments
- Additional adjustments after splits are calculated
- Positive (bonus, incentive)
- Negative (office fees, transaction fees)
- Add notes to describe each item
- Can be saved for future use
- Use built-in calculator if needed
- See real-time updates to Adjusted GCI for each agent
Click Update and Continue
Cooperating Brokerage (Optional)
- Track co-broke amounts
- Useful for documentation and CDA export
- Not required if you’re not paying out to another brokerage
CDA Instructions (Commission Disbursement Authorization)
- Add special instructions to display above or below the payment section on the CDA PDF
- Pulls from Settings → Commission Settings → CDA Settings
Global CDA Settings:
- From the Settings menu, Commissions > CDA Settings, you can establish defaults for generating a CDA:
- Set CDA Signer Name and title (e.g., Designated Broker)
- Choose who receives funds from escrow/title:
- All to Brokerage
- Or direct to agents (split checks)
- Configure referral handling:
- Referrals sent to brokerage vs. directly to the referred party
- These settings can vary by Brokerage Location
Finalizing Commissions
- After review, click Update Commission
- Then click Certify Commission to lock the record
After Certification
- Inside the Transaction → Financial Info section becomes available
- View and download Commission Statement PDF for each agent becomes available
- Includes detailed breakdown, bonuses, fees, splits, and adjustments
FAQs
Q: Can I edit commission info after certification?
A: To edit, you’ll need to click Manage Commission again which will unlock the record. Be sure to Certify it again after any changes, or you can Delete and recreate the commission record.
Q: What if I forgot to assign an agent?
A: Use the ➕ icon in the agent section to quickly add them during the commission entry process.
Q: What if our brokerage has unique split structures per location?
A: You can customize commission settings and CDA instructions per brokerage location.
